Verity, of  Smart Bluefrog Ltd, was highly recommended to us by several local people.

Our application was for an infill development in the lovely village of St Mawgan.

Thanks to her expertise, experience and extensive knowledge, Verity managed to secure a positive outcome with the local planning authority in this challenging submission.

We  found Verity to be reassuring and understanding throughout and have the greatest respect.  Thank you so much.

CLASS Q DEVELOPMENTs

Diverse range of residential development in Cornwall as farm building conversion projects granted under Class Q permitted development rights. A case near Truro was permitted following a constructive dialogue with the Council as to the legislative requirements and design specification.

Agricultural dwellings

Planning permissions granted in different parts of the County for new farm dwellings to support agricultural businesses. A case near Falmouth sought a third farm dwelling to support the beef rearing unit & suckler herd on the farm. Detailed representation and case law was presented to the Council before permission was granted.

TESTIMONIALS

We were introduced to Verity, after some naivety on our part, in trying to diligently follow planning process ourselves. As we were not equipped with the knowledge and experience with aspects of relevant legislation, we quickly needed help, support and representation with the authorities.

Verity, never lost focus, putting things in perspective and pulled together evidence from us and example precedence, representing us - that saved the day, ensuring our original application for a Certificate of Lawfulness was achieved.

The result directly helps us provide the protection and security desperately needed right now for our family. Very happy to recommend Verity for anyone needing similar support. Thank you!

Roy and Jayne from The Lizard Peninsula

Verity has now dealt with three planning applications and an appeal for me and I have no hesitation in recommending her to others.

She has a particular expertise in farming-related development; she is very bright; and her research - sometimes the key to success - is very thorough.

Her advice is always pragmatic and sensible and she won't waste your money on 'no hoper' schemes like some other local agents.

William Corbett, farmer on securing Class Q approval for conversion of former grain store into two dwellings.

My parents and I have only the highest praise for Verity and all her hard work to achieve residential development in our yard. Verity’s determination and attention to detail ensured we got the right results.

Farmers & Contractors

We contacted Verity regarding a difficult planning application after hearing about her success on a similar project.

Although  it was a challenging planning process, Verity's knowledge and expertise made the whole process run very smoothly and deliver the positive outcomes that we had hoped for.

This planning result had seemed out of reach for a number of years but Verity made it happen.

We cannot thank Verity enough; she delivers a personal service and we would definitely recommend her.
